Do I need to move anything to the curb first?

No. That's the whole point of hiring us. Leave it exactly where it sits — in the basement, up the stairs, behind the shed. Some companies quote curbside pricing then charge extra to actually go inside. We don't.

How exactly do you land on a price?

Two things drive it: weight and volume. On top of that we account for:

  • How long the job will take us
  • Fuel to your place, to the transfer station, and home
  • The dump fee itself, which varies by material
  • Time spent sorting donations and at the station

Then we give you one number. If we open a door and find twice what we were told, we stop and re-quote before touching anything.

How fast can you actually come?

Our phones are on 24/7 and we usually answer within minutes. Same-day and next-day are normal for us, and we take bookings up to a week out.

What happens to my things after you drive off?

Every load gets hand-sorted. Usable furniture, clothing and housewares go to Bibles for Missions Thrift, Salvation Army or Tilize. Whatever can't be donated goes to Langley Transfer Station or North Surrey Recycling & Waste Centre. Around 80% of donatable material stays out of the landfill.

Can you handle a full estate?

Yes, and we're careful about how we approach them. Estate clear-outs usually happen at a hard time for a family. We'll work room by room at whatever pace suits you, set aside anything you want to look through first, and photograph the process if other family members need to see it.

Mattress & furniture questions

Is it really $40 for any mattress?

Yes. Twin, double, queen, king — flat $40 each. A box spring counts as a separate item at the same rate, so a queen set is $80. Most people have two or three, which is where it starts beating any other option available.

Do I have to get it outside first?

No. Leave it on the bed frame if you want. Stairs, narrow hallways and awkward corners are part of the job. We'd rather do the carrying than have you hurt your back saving us five minutes.

Can you take just one item?

Absolutely. Single-item pickups slot into an existing route easily, which often means we get there faster than a full clean-out booking.

What if my furniture is still in decent shape?

Then it has a good chance of being donated. We route clean, undamaged furniture to Bibles for Missions Thrift, Salvation Army and Tilize. Donation centres are strict — no rips, no heavy wear — so we can't promise it, but we always check.

What are the payment terms?

How quickly can you turn a unit around?

Contract clients get a guaranteed 24-hour response, and in practice we're often there same-day. Our phones are on around the clock, so a unit that empties at 9pm can be booked at 9pm.

Do you take the branches away, or do I deal with that?

We take it. That's the main reason to call us instead of a standard landscaping crew — the truck is already on site. Everything we cut goes with us and gets recycled as green waste.

How big a tree can you handle?

We do trimming, shaping, cutting back and clearance work — the kind of job Stacy reviewed us for. Full removal of a large mature tree near a structure is specialist arborist territory, and if that's what you need we'll tell you honestly and point you at someone rather than take on something we shouldn't.

Why can't you price yard work online?

Because two yards that look identical in a photo can be completely different jobs. What actually drives it:

  • How much material there is once we get in there
  • Access — can the truck get close?
  • Slope and terrain
  • Whether there's anything hidden under the overgrowth

The site visit is free and takes about fifteen minutes.

The usual version of this project involves three phone calls: someone to remove the old thing, someone to build the new thing, and someone to take the mess away. We're all three.

Build questions

Do I buy the kit, or do you supply it?

Either works. Most people buy the gazebo or shed they want and we build it — that way you choose the exact model and you're not paying a markup on materials. If you'd rather we sourced it, we can, and we'll show material cost separately from labour.

Can you remove the old one at the same time?

Yes, and it's the main reason to use us over a general builder. The old shed comes down, goes in our truck and is disposed of properly — all in the same job.

What about permits?

Most small outdoor structures in BC don't need one, but the threshold varies by municipality and size. We'll flag it during the site visit if we think your project might cross that line, and tell you to check with your municipality rather than guess. We won't build something we think needs a permit you don't have.

Do you do fencing and decking?

Ground-level decking, fence runs, gates and platforms, yes. Elevated decks with structural requirements are a different trade and we'd point you toward a licensed builder rather than take it on.

What genuinely can't you take?

The list is short, and it's short because these need licences we don't hold:

  • Opened oil and lubricants
  • Asbestos and asbestos-containing building material
  • Medical and biohazard waste, including sharps

For any of those we'll point you toward someone certified.

I think there might be asbestos. What now?

Stop and get it tested before anyone touches it. Common in BC homes built before about 1990 — old flooring, insulation, popcorn ceilings. Once you have a clear test result we can take the debris. If it is present, you need a certified abatement contractor and we'll tell you that plainly.

My situation is embarrassing. Will you judge me?

No. We've seen worse than whatever you're picturing, and we've never once made someone feel bad about it. We show up, we work, we leave the place better. If discretion matters — no signage, a specific time of day — just tell us.

Been told no by someone else?

Describe it to us. Worst case we tell you honestly that it's not our job — and point you at whoever's right for it.

How do you decide what to charge?

Two things drive it: weight and volume. On top of that we account for:

  • How long the job will take us
  • Fuel to your place, to the transfer station, and back
  • The dump fee, which varies by material type
  • Time spent sorting donations and at the station

Then we give you one number. No line items appearing later.

What does a typical job cost?

Most land around $300. The full spread runs from about $40 for a single item up to $1,200 for a whole property clear-out. Mattresses are a flat $40 each regardless of size.

Do you charge more depending on the city?

No zone fees, no minimum-distance charges. Longer hauls carry a small fuel adjustment, and we tell you about it before you agree to anything.

What if the job turns out bigger than I said?

We stop and re-quote before doing the extra work. Honest mistakes about volume are extremely common — nobody guesses their garage right — so it's not a problem, we just talk about it first.

Is the quote free? Is there a call-out fee?

Quotes are free and there's no call-out fee. Fifteen minutes on site gets you a real number instead of a guess that changes on the day.

How do I pay?

Cash, e-transfer or card, once the job's done and you've confirmed you're happy. Commercial accounts get monthly invoicing with net terms.

What can you take?

Almost everything:

  • Furniture of any size — including pianos and hot tubs
  • Appliances and electronics
  • General household clutter, boxes, clothing, books
  • Yard and green waste, soil, sod, old fencing
  • Renovation debris — drywall, lumber, flooring, cabinets
  • Tyres, auto parts, batteries
  • Paint and gas cylinders (small surcharge applies)

Why do paint and cylinders cost extra?

The transfer station charges us more for them. They're separated and processed through a different stream. We pass that cost on rather than burying it in the base price.

Will you take really unpleasant jobs?

Yes. We've cleared infested loads and seventy gas cylinders in a single job. Hoarding situations, bereavements — we turn up, we work, we don't comment.

How fast can you get here?

Phones are on 24/7 and we usually reply within minutes. Same-day and next-day are normal, and we take bookings up to a week out.

Do I need to be there?

Ideally for the quote, so we're both clear on what's going. For the job itself, plenty of customers leave a key or gate code — especially property managers.

Do I need to move anything to the curb?

No. That's the job. Leave it in the basement, up the stairs, behind the shed.

How should I prepare?

Very little is needed, but these help:

  • Separate anything that's staying — that's the one that causes problems
  • Disconnect and empty appliances if you can
  • Make sure we can park reasonably close
  • Mention stairs, gate codes or a nervous dog when you book
Are you insured?

Yes, fully insured for residential and commercial work. Certificate available on request.

What areas do you cover?

Where does my stuff actually end up?

Every load is hand-sorted before anything is disposed of. Usable items go to local non-profits:

  • Salvation Army
  • Tilize

Whatever can't be donated goes to Langley Transfer Station or North Surrey Recycling & Waste Centre.

Is the 80% diversion figure real?

It's our honest number for donatable material, and we'd rather explain it than dress it up. Donation centres are genuinely strict — no rips, no heavy wear, and it has to be something they can sell. The figure moves job to job depending on condition.

Why does donating matter to you?

It's the name on the truck. Most haulers drive straight to the transfer station because sorting takes time and time is money. We built the business the other way round. It costs us hours we don't bill for, and we think it's worth it.

Can I ask you to donate something specific?

Absolutely, and please do. If something matters to you, tell us and we'll do our best to route it rather than dispose of it.

None of this is a sales pitch. It's what we'd tell a friend before they booked anyone.

Everyone underestimates volume

A garage that looks like "half a load" is almost always a full one. Guess high when you're booking — it's easier to book a smaller truck than to need a second trip.

The cheapest quote often isn't

Watch for curbside-only pricing, stair fees, and per-item charges added on the day. Ask any hauler: "Is that the final number if it's all as described?" Their answer tells you a lot.

Month-end is the busy window

Everyone moves at month-end, so that's when every hauler in the valley is booked solid. Mid-month is easier to schedule.

Ask for the insurance certificate

Anyone carrying heavy things through your home should be insured, and any legitimate operator will send proof without hesitating. If someone gets vague, that's your answer.

Ask a specific question: "Which donation centres do you actually use?" A real answer has names in it.

Our story

We started because the industry annoyed us

Junk removal in the Lower Mainland is crowded with operators chasing the biggest cheque and the fastest turnaround. Quote high, load fast, drive to the dump, move on. Nobody remembers your name and nobody cares what happened to your grandmother's dresser.

We thought that was a bad way to run a business and a worse way to treat people. So we built the opposite.

We ask questions. We learn who you are and what the job actually means to you — because a garage clear-out and an estate clear-out are not the same thing, even when the truck ends up equally full. We quote in person because it's the only honest way to price it. We sort every load by hand so the usable things get a second life instead of being buried.

None of that is efficient. All of it is why every customer so far has given us five stars.

Why "ZeroWaste"

It's a target, not a slogan. Right now roughly 80% of the donatable material we collect goes to local non-profits rather than landfill — Bibles for Missions Thrift, Salvation Army and Tilize. Everything else goes to Langley Transfer Station or North Surrey Recycling & Waste Centre.

We'll be straight with you about that number: donation centres are strict. That means the figure moves job to job, and it's a number we're working to push up rather than one we've already perfected.

What we've learned to say yes to

We started out hauling junk. Then a customer asked if we'd trim some trees. Then someone asked if we'd build and install a gazebo — which turned out to be, in her words, "a very arduous task." We finished it, and she left us five stars.
